Why Seattle deals need a lender who has seen them before
A rehab budget that would work fine in Phoenix can fall apart pretty quickly in Rainier Valley. A lot of Seattle's housing is old, the permitting process is detailed, and the city's rental rules are some of the most tenant-protective in the country. A lender who already understands all of that will price the deal properly from the start, which means far fewer surprises once you get to the draw stage.

Older homes, hidden costs
Much of the city's inventory is early-1900s craftsman and mid-century housing. Knob-and-tube wiring, failing side sewers, old heating oil tanks and moisture damage are routine findings.
Permits take planning
Structural, electrical and change-of-use work runs through the Seattle Department of Construction and Inspections. Build realistic permit time into your hold period.
Rental compliance
Seattle rentals must be registered under the Rental Registration and Inspection Ordinance, and the city's tenant protections affect notice periods and turnover plans.
Infill opportunity
Washington's 2023 middle-housing law (HB 1110) and Seattle's ADU and DADU rules have opened more lots to townhomes, backyard cottages and small multi-unit builds.
How it works
From scenario to closing table
- 1
Share the deal
Tell us the address, the price, your budget and how you plan to exit. The form at the bottom of this page only takes a few minutes to fill in.
- 2
We pre-screen
We check your deal against what our partners are looking for before anyone runs a credit check, so you don't waste time on a poor fit.
- 3
Lender term sheet
The partner that suits the deal best takes a look and, if it works for them, sends you their own terms to review.
- 4
Close and fund
Once the valuation and title work are in, most loans close in about 7–14 days, depending on the property.

FAQ
Common questions
How does Olympic Hard Money work?
We review your scenario and introduce you to third-party specialist lenders who fund investor real estate in Washington. Those lenders set the rate, fees and terms and make every approval decision.
How quickly can a Seattle hard money loan close?
A typical closing takes 7–14 days once a lender has the purchase contract, valuation and title work. Condo questionnaires, title issues or a slow appraisal can push that out, so we flag known delays early.
Do I need a minimum credit score?
Our partner programs have no minimum credit score. Lenders focus on the property, the exit plan and your cash to close, although they will still review credit history and background as part of underwriting.
Can I use this financing to buy the home I will live in?
No. Everything we arrange is for business-purpose investment property. Owner-occupied primary residences are not eligible.
Which parts of Washington do you cover?
Our focus is Seattle and the Puget Sound counties around it: King, Snohomish, Pierce and Kitsap. Ask about other Washington locations; partner appetite varies by market.
